HOME OWNER BENEFITS:
- You avoid lack of insurance coverage. You also avoid expensive "vacant house" premiums. Please discuss your changing situation with your insurance agent to be sure you have coverage.
- Security is improved. The possibilities of vandalism, property deterioration and accidents are greatly reduced.
- Your holding costs during the marketing process are also greatly reduced, thereby putting money in your pocket every month. Our home managers put the utilities in their name and are responsible for them. They also perform basic lawn maintenance (per contract) and pool care (per contract).
- Marketability and buyer appeal is increased. A properly furnished and cared-for home will generally sell faster and for more money than a vacant one. Empty houses can too easily create a negative impression. Many times, because the home is vacant, buyers expect a bargain. They think the owner is desperate to sell and hope to take advantage of the situation.
- Curb appeal is maintained, which is so important in marketing a property. Therefore, Realtors will be more likely to have the opportunity to show the home to their buyers. Many times buyers will not even take the time to go inside a home that looks neglected on the outside, assuming that the same is true of the inside as well. Please refer to our "Free Reports" link for tips for sellers. You will find that many of the things referred to require someone living in the home and keeping it in "SHOWTIME" condition every day.
In order to protect yourself from unscrupulous individuals in this field, ask your listing Realtor this: Is the company that is going to manage my property licensed with the Oklahoma Real Estate Commission? Who is their broker? What is his/her phone number so that I can personally speak with them? Then make the call and ask the broker for their license number and how long they have been in business. For your own protection, do not engage the services of anyone not responsible to the Oklahoma Real Estate Commission for their actions and activities. If you cannot speak personally to the broker, beware! (Please refer to our link, BEWARE!)
We are sure you will have additional questions and we invite you to refer to our contact information on this site to discuss this further. We will be happy to provide you with a copy of our contract for you to consider.
During the last 20 years, our team has assisted in the marketing of hundreds of homes in the Greater Tulsa area. We will work hard to see that you also have a successful marketing experience with us.
